A mold assessment is an evaluation of a structure completed by a licensed mold assessor to determine whether or not a structure has a mold problem. 

The purpose is to detect the presence of suspected mold growth in areas of the property. The inspection will describe the microbial growth along with conditions that could contribute to microbial growth. Typically, mold thrives in dark, damp areas. Many homeowners don’t even know they have a mold problem until it becomes a serious issue. 

The inspection is a non-invasive visual observation of the readily accessible and visible areas of the building, components, and systems identified in the International Association of Certified Indoor Air Consultants Standards of Practice.

Mold ASSESSMENT SERVICES

1- Complete Mold Inspection:

  • We will perform: a non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building; moisture, temperature, and humidity measurements; and mold samples.
  • Minimum of 5 Samples will be collected:
    • 1 Exterior Control Air Quality Samples
    • 4 Interior Test Samples which will be a combination of Air Quality and Swab Samples.
      • Additional Air Quality and/or Swab Samples can be added to service.
  • Also includes a Mold Assessment Protocol which outlines tasks and procedures to properly remediate mold within a home.

2- Limited Mold Inspection:

  • This does NOT include a visual examination of the entire building, but is limited to a specific area/room. 
  • We will perform: a limited non-invasive visual examination of the readily accessible, visible, and installed systems and components located ONLY in the room/limited area.
  • ​Minimum of 3 Samples will be collected:
    • ​1 Exterior Control Air Quality Samples
    • 2 Interior Test Sample
      • Additional Air Quality and/or Swab Samples can be added to service.
  • Also includes a Mold Assessmenet Protocol which outlines tasks and procedures to properly remediate mold within a home.

WHY IS MOLD AN ISSUE?

  • Affects your health.
    • We now know that some molds produce toxins which have been linked to severe cases of asthma, respiratory problems, and many other very serious ailments. If you are susceptible to mold allergies or have other medical issues there’s a high probability that you will have an adverse reaction in moldy environments.
  • Impacts your home.
    • Mold can decompose matter. Over a period of time, mold can destroy anything and everything it comes in contact with, including your home and personal belongings. ​

Hope Home Inspections LLC is NOT in the mold removal or mold remediation business. So, we will not provide these services. If you wish to have mold removed from your home we suggest contacting a mold remediation company.

PROLAB, Inc is fully licensed, insured and is an accredited AIHA (American Industrial Hygiene Association) Laboratory.
